AAA Properties is a new company which actually got its first listing May 2008. It offers a different program than most other Brokerage Companies because it offers to list a sellers home on the MLS for a flat fee of $500 per property. They also provide the seller with a MLS Lockbox and a AAA Properties Yard sign.
There are advantages and disadvantages to this type of service. One of the most typical arrangements between the seller and agent is as follows:
The realtor would provide the following services: list the home on the MLS, arrange property visits and spend on advertising, all in exchange for a portion of the sales price when the home sells. The agent receives a commission in repayment for the time, money and effort spent making the sale and acting on the seller's behalf. The rate of the commission varies from company to company, and agent to agent.
With this arrangement, the seller would simply being paying to have it listed on the MLS and it would be up to the homeowner to do any additional advertising. Sellers who do not feel like they need assistance in selling their home would be great candidates for this service as it gives sellers the exposure that need at a low cost. |
