3 THINGS THAT CAN MAKE YOU SEE RED

  1. Before listing flat fee, make sure you read the listing agreement - if they don't display one, that's because they don't want you to read it before you pay.
  2. If the flat fee MLS service doesn’t publish their hours of operation - that’s because they don’t have any regular or reliable hours and they will NOT be held to any expectations.
  3. Make sure there are no cancellation fees or referral conditions in the listing agreement that would prevent you from re-listing with another broker. 

3 THINGS REALTORS WANT

  1. Calls answered live for showing instructions.
  2. They do want to see a FSBO yard sign or a sign that promotes a flat fee service.
  3. Privacy with their client when showing; you to leave the room

3 THINGS FLAT FEE COMPANIES WILL NOT TELL YOU

  1. All buyer leads from Realtor.com, Homes.com and other sources should belong to the seller not the flat fee MLS listing service.
  2. Realtors are supposed to call the seller directly as stated in the MLS but 40% don’t…they call the flat fee service for verification of the listing status, showing instructions or some other request.
  3.  Some Realtors do shun flat fee listings because they claim they are more work for the buyer's agent/Realtor as opposed to a full-service listing…there is a little truth to this.

  1. Listing with a company that doesn’t give the seller leads from Realtor.com
  2. Listing with a company that charges cancellation fees or has referral conditions.
  3. Listing with a company that doesn’t answer their phone.

3 THINGS WORTH SPENDING MONEY ON

  1. The yard sign. Realtors are all business and FSBO yard signs do not help your cause to get sold if the Realtor showing your home feels threatened that their buyer will try to circumvent them. Use a professional metal sign and one that doesn’t say anything about flat fee.  You will get more repeat showings.
  2. Get contract representation. Not just “contract review,” but an actual experienced real estate broker who will negotiate on your behalf. It will save you more than time because you will likely get more for your sale.
  3. Pay a little more for your MLS listing and get more service.

4 THINGS TO SPEED UP YOUR SALE AND GET MORE REALTOR SHOWINGS
