Do I Need To Be Prepared To Provide Information To Satisfy A Buyer’s Lender?
Category - Home Buying FAQ's - Financing

Some lenders may require a pest control or termite letter, in addition to the survey and appraisal of the property, before approving a loan.  The report must prove that the property is free of an infestation by wood-destroying organisms.

In states such as Georgia, where wood infestation by beetles or termites presents a serious problem, lenders will not secure a loan without the termite and wood infestation letter.

Some lenders also require a flood certification and environmental inspection before approving a loan on a property, to determine if the property is in a flood prone area, or if it is a site, where any known environmental hazards have been disposed.
