How Are Contingencies Removed?

All contingencies found in the purchase contract must be removed in writing by mutual consent before the closing.  The buyer’s agent is responsible for ensuring that all requirements have been satisfied by the seller and prepares the necessary amendment to the contract “removing” all contingencies, i.e., indicating the buyer’s satisfaction that all requirements have been met.
