Aside from referrals from friends, neighbors or business acquaintances, a seller can research the internet for potential listing agents. Most reputable agents and brokerage firms have excellent websites, including extensive information on the agent’s expertise, areas covered, current listings, languages spoken, etc.

Very often, homes are listed after a seller places a For Sale By Ownersign in the yard. Local agents very likely will either call or leave their cards. A seller can schedule interviews and comparison shop for expertise and services offered. An agent contacting a seller on a For Sale By Owner yard sign, most likely lives and works in that particular area, which presents an advantage because the agent will be readily available to show the house on short notice. This frequently becomes necessary with drive-by buyers who call to see the home while in the area.

Another approach would be for a seller to drive through the area or neighborhood and take note of agent information on brokerage yard signs. This approach gives the prospective seller a good feel for the companies and agents working the area. These agencies should have the greater knowledge and expertise about that particular area and may be able to better serve the client. The seller may also approach a neighbor whose home is listed, to enquire as to their satisfaction with the services provided by their agent.
