If a seller decides to remove the property from the market, he/she informs the listing agent who drafts a withdrawal document and the listing agreement is terminated. When a seller withdraws the property, the multiple listing service(s) are informed, the withdrawal form submitted and a penalty (typically in the $25 range per listing service) billed to the seller.
If a property has not sold within 90 or 120 days, it might be a good idea for the seller to withdraw the property for a short time and then re-list it. When the property is re-listed, it appears as a new listing and again draws the attention of buyer’s agents. |
