Timeliness is critical. If you can, be early to an appointment, it will provide extra time to familiarize yourself further with the material you are sharing, maybe look around the home or the street, pick up competitorís brochures, etc. Your client will always be impressed, if you are early.
Use an appointment system and create the impression with your client that your time is valuable as well. Clients have a tendency of forgetting this fact when dealing with agents. It also shows that you value the clientís time as well.
