Home protection or warranty plans are available at moderate prices and provide one more incentive for a prospective buyer to select your home over another prospect.  A home warranty plan provides insurance that covers repair or replacement of electrical, plumbing, heating, appliances, air conditioning and heating systems within the home.  A home warranty policy may be purchased by the real estate agent, the home seller or the home buyer.  Typically, the coverage is for one year but it can usually be renewed.  The coverage can be purchased either for seller and buyer or only for the buyer.  It can also include extended protection such as the roof, etc.
