Should I overprice my home knowing a buyer will try to come down in price?

That is not the best strategy in pricing your home. Homes that are priced closer to market value have a much better chance of selling. There is nothing wrong with pricing your home a couple percent higher than market value but be careful not to price it too far out of the market or where you're competing with bigger and better homes.
