Both ways have their advantages and disadvantages. A lot of times buyers like the idea to walk through freely without the owners around. The advantage is it lets them bond with the house more than if the owner is present. People may feel more relaxed when they are on their own. The disadvantage is, the buyers may miss an important benefit of the home that would have otherwise been pointed out. The advantage of showing your home is you can point out the benefits the buyers may have overlooked, such as hidden storage, and you won't have any fears of something being stolen or broken. The best approach is to simply ask the buyers what they'd like to do. If they would rather look themselves be close by so you can make yourself available if there are any questions.
