That totally depends on the agreement you have with your Realtor. If the agreement allows you to bring in your own buyer at a discounted commission you may want to consider advertising on your own provided the cost of advertising doesn't exceed the discounted rate. If you are obligated to pay your Realtor the same amount regardless if you bring in your own buyer or not, then it makes no sense to advertise on your own. Have your Realtor pay the expense. After all that's why they were hired for in the first place.
