In addition to observing all the terms of the contract, the tenant is obligated to make rental payments on time, use appliances in a safe manner, keep the property in good repair and refrain from using the property for purposes other than as a primary residence.  Most leases forbid the use of drugs or other substances prohibited by law and may curtail smoking on the premises.
