What Do I Need To Do To Maximize My Chances To Sell By Using The Internet?

When you list your home, ask your listing agent how she/he uses the internet to maximize the positioning of your property. 


The first thing an agent will do is to list your property with the Multiple Listing Service (MLS), which immediately places your home on the internet and accessible to searching homebuyers.


It is critical that the pre-printed forms your agent asks you to fill out, which provide the data for the MLS listing, be very detailed and complete.  The reason is that buyer’s agents or even buyers themselves have the option to include certain requirements in their search.  If your listing provides every detail (e.g. master on the main, finished basement, dual heat/air system, etc.), your property will show up in the buyer’s search.  If the details are not complete, buyers may overlook your listing.


In addition, your agent’s broker and very often the agent him/herself will have their own sophisticated website, where your property will appear.  Ask your agent to send you the link, both to the MLS and to any additional website, it is featured on. 


When creating flyers, the agent should be sure to include the MLS number or the web address or addresses where the buyer can view more information.  Be sure your agent takes plenty of digital photos to place on the different websites.  Buyers like to “visit” the home virtually as much as possible.
