Cloud on title means any document, claim, unreleased lien or encumbrance that may affect or impair the title to a property or place doubt on the title’s validity.  Clouds on title are found during a title search and may be removed from the record by a quitclaim deed or a title proceeding begun by the property owner.  Usually, the Seller is restricted from conveying a marketable title while the “cloud” remains.
