A clause sometimes inserted in a real estate sales contract specifying that the seller must provide the buyer with a certified report of the kind and condition of the building’s roof is a roof inspection clause.  If the roof is found to be faulty, it must then be repaired at the seller’s expense.  (Typically, a good home inspector will carefully inspect the roof as part of the home inspection.)
