Once the negotiated repairs have been completed by the seller and approved by the buyer during the Walk Through, the buyer’s agent will draft the Amendment to Remove Inspection Contingency, which must occur prior to closing and indicates the fact that the buyer’s requirements related to the inspection report have been satisfied. In some states, the Amendment to Remove Inspection Contingency document is actually used to enumerate the repairs the seller must complete. That same document is then utilized by the buyer and agent to inspect the premises during the walk-through and the contingency is either removed or outstanding repairs noted and documented to legally survive the closing. |
