The building inspection is conducted by a licensed building inspector responsible for assessing the structure, code compliance, test all appliances, check for mold or other health hazards, inspect the plumbing, electrical installations, etc.  The home inspector writes a detailed report, which is used, for the buyer to negotiate the repairs the seller will complete. 

A termite inspection is carried out by a pest control company and is limited to the identification and eradication of wood infestation caused by termites and other sources. Termite reports are mostly required by lenders in states where wood infestation is prevalent.
