What happens if my buyer doesn't get financing by the date on the contract?

Two things can happen when this happens. First, the buyer or buyer's attorney can ask for an extension of financing. Secondly, the buyer could retrieve his earnest money (provided he/she made a good diligent effort to acquire a loan) and cancel the contract.
