What is meant by neighborhood conditions?
Category - Home Ownership Questions - Lease & Renting FAQ's
Most lease agreements contain a paragraph addressing the fact that neighborhoods may present conditions, which might be objectionable to the tenant. Such conditions may include the presence of registered sex offenders. By signing the lease agreement, the tenant indicates his or her awareness and acceptance of any such conditions, thus releasing the property owner from any responsibility.

To be safe, if you have young children and are concerned about the possible presence of sex offenders in the complex you are considering, you should review the Violent Sex Offender Registry available on that state’s Bureau of Investigations website.
