Leases may be terminated by the expiration of the term of the lease, proper notice as defined in the lease, surrender and acceptance, abandonment, merger, or destruction or condemnation of the property. 

Death of a lessor or lessee does not terminate a lease.  Should the property be sold, the grantee takes the title subject to all existing leases and cannot make any changes until each lease expires, unless the leases indicate otherwise.
