You have ownership of the property once the property is purchased and the transaction has closed and the deed and title is recorded at the courthouse or at the Torrens office if the property is registered land.  Recording the deed in public records gives notice to the public of your ownership of the property.  The buyer should consult with the closing agent to make sure the change of ownership will be recorded and who will take responsibility of this step.
