Rent is paid in advance, usually on the first of the month, and the property manager must know state and local laws regarding eviction procedures as they relate to rent.

Your lease agreement should specify the day the rent is due, the grace period and the late fee and when eviction procedures will begin.  If a lease agreement does not specify the due date, then rent is due at the end of the leasing period.
