The signatures of all parties named on the deed are required on the sales contract and counteroffers.  If this is not possible, owing to the death of the owner or one of the owners being absent, then a party with legal authorization to perform must sign the listing.  An administrator, executor or a person with a proper power of attorney could sign the listing.
