Why Should a Home Seller Choose You?
Category - Real Estate Information Sources - Real Estate Articles

The nation is populated with more agents today that at any other point in history.  So why should a seller choose you? It’s very likely that today’s sellers may interview several agents. How does one stand out from another? How do you show that you can provide a more professional service?

We went out and asked some home sellers what questions they would ask a prospective agent to help them determine who they would pick to represent them in selling their home:

  • How many homes have you sold in the last ___ days, not your company or your office, but you personally? How long did they stay on the market?
  • How long have you been an active, working agent? Not just licensed or in the real estate business, but how long have you actually been selling in our market?
  • How well do you know our neighborhood?
  • Are you willing to offer a guarantee that allows me to cancel at any time, for any reason with no advance notice and with no explanation necessary?
  • Do you have a 24 hour line that provides information to buyers at any time, 24 hours a day? Do you pay for it yourself or is it provided by a lender or your company?
  • Do you know the difference between passive selling and aggressive marketing?
  • Do you use home staging as part of your marketing program?
  • Do you have an aggressive market plan into which you invest your personal dollars?
  • How does your marketing benefit your sellers directly?
  • What sort of guarantee do you offer?
  • Do you test your marketing techniques for results and change plans if required?
  • What Internet marketing is done for my home, by you as an agent and by your company?
  • Do you have a team or an assistant to help you market our home?
  • How do you have access to incoming transferees and new employees?

These are questions that many of today’s informed sellers could be asking you next week. Their home is their largest asset and they need to list it with someone with a track record for sales-someone who has more than just a real estate license, but with additional qualifications and skills.

Be prepared to show them that that someone is you. The Seller Agency Council is prepared to help you accomplish that  by earning the ASR designation and becoming an Accredited Seller Representative in a matter of two days.
